The public sidewalk, curb and gutter on a Provincetown home were badly broken. I called my friends at City of Irvine to inspect, and they concurred with my assessment and replaced the broken concrete.

Colony Club Community Association Status: "SUSPENDED"

Your Board was notified of this suspension via e-mail on August 4, 2010.  Namco, the property manager, was politely asked by then president to look into this for us.  How did that work out?  Namco did nothing.  Our license was purchased by an irate Colony homeowner who offered to sell it back to us for $40,000.  It cost the Association some $12,000 in legal and other fees to get a new name due to our property manager, Namco's, incompetence, which went unnoticed for years.

I wish to thank those of you who voted for me this July 4th, as well as July 4th, 2008. I promised to be a good steward of your quarterly association dues and I believe I have kept that promise. If I have anything to say about it, your dues will be further reduced from their current rate of $160 every three months to $150 or perhaps even $140. Call me or e-mail me if you are in favor of lower dues, while maintaining our current levels of maintenance and service, of course. Do any of you have an idea to increase our efficiency or reduce our costs?


July 4, 2008 Election Results  (Final election before the illegal 2-year term ended.   That 2-year term was foolishly voted in by the previous board because "nobody wants to run."  So... if they don't want to work for free for 1 year, they will for 2 years?  No common sense.)

 June 2024 UPDATE:

 233 + 93 + 75 + 63 + 41 = 505 votes

The required quorum for any board election is 30% of 475 homes or 142 homes.  Each home gets 7 votes so 142 x 7 votes = 994 total votes.

Why were there only 505 votes posted in 2008? Why was this not noticed by anyone until now?
